Project Brief

The team had to organize the community around a central lagoon that structures buildings, open spaces, and circulation, while creating strong connections to the waterfront.

A clear hierarchy of public and private areas and continuous pedestrian routes were key to establishing a cohesive environment rooted in the site's natural character.

The project is conceived as a nature-inspired masterplan where landscape, water, and architecture flow as one system. Inspired by coastlines and dunes, the design unfolds as an organic composition centered on the lagoon, with residences, amenities, and pavilions connected by a continuous pedestrian network. Flowing building forms and layered terraces extend the landscape vertically, creating a cohesive resort-like experience defined by movement through water, greenery, and space.

The design process translated natural flows into a unified masterplan where lagoon, landscape, circulation, and architecture form one continuous system.

The site occupies a prominent waterfront position on Island B at Dubai Islands, directly connected to the sea and positioned within a growing mixed-use coastal district.

The plot benefits from multiple visual connections, including open sea views, canal vistas, and surrounding urban outlooks that shape building orientation and placement.

The masterplan draws from natural systems where water flows, terrain, and clearings inform the placement, rotation, and distribution of buildings, creating an urban fabric of organic patterns.

The landscape evolves through four integrated systems: the lagoon water feature, pedestrian promenades, a continuous jogging track, and layered vegetation zones forming the ecological structure.​

Pavilions are positioned at key nodes to act as attraction points, forming “islands of experience” that anchor activities and connect different parts of the community.​

Elevated pools are placed at activity nodes to overflow into the lagoon below, reinforcing the natural language of cascading water across the site.​

The masterplan integrates diverse activities across the landscape, ensuring a vibrant public realm where movement, recreation, and social life activate the community.​

Parking sits below the development, with naturally ventilated shafts seamlessly integrated into the landscape to preserve both performance and views.​

Building volumes are positioned between the organic landscape lines, establishing a base massing strategy that responds to flow, views, and circulation routes.​

Selective subtractions, rotations, and extensions refine the volumes, creating L-shaped forms, view corridors, and the hotel mass extending over the lagoon.​

Curved edges and layered terraces are introduced to extend the landscape language into the buildings, ensuring continuity between landscape and architecture.​

Key interventions include framed view voids in the tallest tower, a connecting bridge between adjacent residences, and cascading private pools within the premium units.​

The final scheme weaves buildings, lagoon, pavilions, and pathways into a unified system, blending everyday living with the luxury and calm of a resort by the water.​

Premium residence pools are staggered vertically and linked through a structural column, creating a cascading composition that merges structure, facade, and outdoor living.
