Project Brief

The dual-tower development, emerging from its masterplan origins, stands out for its sculptural branching facade and marks a residential landmark in Downtown Mina.

Oriented toward sea, harbour, park, and boulevard views, it combines a strong urban presence with community engagement through a double-height public art gallery at street level.

Guided by the masterplan, the two volumes unfold as a dialogue between the city and the horizon — the lower building anchoring the pedestrian rhythm of the boulevard, while the taller tower rises to capture sea, harbour, and park views. The arrival sequence is transformed into a cultural moment, where a 9-meter-high gallery invites the public inside, while the branching facade and layered podium organize living and social spaces, creating an organic rhythm that connects every residence to its surroundings and frames daily life with light, views, and shared experiences.

Project Info

A facade of curved precast elements cradles balconies like tree branches. Each is uniquely shaped, creating an organic, sculptural rhythm.

Interiors are shaped by five outlooks: Sea, Park, Harbour, Boulevard, and City, where light, texture, and tone shift with each view. Spaces feel calm yet expressive, connecting everyday living to the atmosphere beyond.

A two-level podium forms a layered social landscape, with active amenities below and calm, restorative spaces above, balancing energy and well-being.

Design Development

Guided by the masterplan, the diagrams trace the evolution of massing, podium, and arrival, leading to the project’s defining branching facade concept.

The project responds to its Downtown Mina setting by organizing volumes to connect harbour, lagoon, park, and urban edges while framing a range of views across the site. The massing follows the masterplan, positioning a taller tower and lower block to maximize outlook and orientation. A layered podium defines zones of activity and retreat, extending the landscape into shared spaces, while a recessed double-height arrival creates a clear and inviting public threshold.

The facade, inspired by tree branches, shapes form, structure, and balcony arrangement in an organic, hierarchical pattern.
