Project Brief

A landmark tower in Business Bay designed to elevate urban living through panoramic views, elevated amenities, and a contemporary residential experience within Dubai’s skyline.

Positioned within Dubai’s Golden Triangle, the project combines connectivity, luxury, and architectural expression within a sculptural high-rise.

Rising as a 110-storey “vertical haven”, the tower rethinks high-rise living as a sequence of elevated social and spatial experiences distributed throughout its height. Split masses and suspended amenity volumes interrupt the tower’s vertical continuity, creating distinct moments of community, wellness, leisure, and retreat within the skyline. From Dynamic Avenue at the podium to Sensory Oasis, Summit Society, Paramount Club, and Sky Pinnacle overlooking Dubai, each vertical layer introduces a different atmosphere, transforming the tower into a connected journey through the city above ground.

By placing the core where views aren’t needed, every apartment enjoys uninterrupted panoramas, and residents can say ‘my flat — two levels above The Collective.’ These elevated communal layers reconnect people to the city at multiple levels, not just the ground.”​ ​
