Project Brief

Bayat Plaza is a mixed-use residential development at the intersection of Madinah Road and King Abdullah Road, conceived as a contemporary urban gateway that responds to its historic surroundings.

The project comprises two elliptical towers shaped through calibrated massing and reflective faсades, integrating residential, retail, and everyday urban life within a refined, data-driven architectural framework.

The project unfolds as a pair of sculpted residential volumes, one housing apartments and the other duplex residences, shaped to establish a fluid relationship with the surrounding urban fabric. Rotated toward one another, the towers create a visual dialogue that frames views, defines a clear arrival sequence, and reinforces the site’s gateway condition. Reflective glass façades mirror the surrounding cityscape, allowing the architecture to blend rather than contrast with its context, while vertical louvers of varying densities regulate solar exposure, privacy, and environmental performance. At ground level, chamfered podium edges activate a retail boulevard with layered amenities above, forming a balanced urban environment shaped by accessibility, sustainability, and everyday life.​

Located at the intersection of Madinah and King Abdullah Roads, the site’s high visibility allows the project to stand as a clear urban landmark.​

Two main volumes house apartments and duplexes, creating a clear and legible residential composition.​

Elliptical forms replace conventional blocks, with reflective curtain walls that blend the buildings into their surroundings.​

The volumes gently pivot toward each other, framing a central drop-off and enhancing visual and spatial connections across the site.​

Recesses in the podium create an active retail boulevard, fostering a pedestrian-friendly ground level beneath the amenities.​

The facade shifts from solid mass to reflective glass, with vertical louvers tuned to sunlight for comfort without compromising design.​

Clear vertical circulation organizes public, residential, and service spaces, ensuring easy access and legible layouts throughout the towers.​

The penthouses crown each tower as flexible, adaptable homes, where sliding partitions and thoughtful layouts let residents balance openness, privacy, and daily living needs.​
