Project Brief

Bayat Plaza is a mixed-use residential development located at a prominent intersection of Madinah Road and King Abdullah Road. Envisioned as a contemporary urban gateway, the project responds sensitively to its historic surroundings. ​

The task was to integrate residential living, retail activity, and everyday urban life within a refined and sustainable architectural framework.​

The project unfolds as two elliptical towers — one of apartments, the other of duplex residences— shaped to ease their presence within the city. Gently rotated toward one another, they form a visual dialogue that frames views, defines arrival, and marks a gateway moment. Reflective glass facades echo the surrounding cityscape, allowing the architecture to blend rather than compete, while vertical louvers temper light, privacy, and comfort. At ground level, chamfered podium edges animate a retail boulevard, with layered amenities above, creating a balanced urban environment where daily life and sustainability meet.​

Bayat Plaza is a contextual and climate-responsive composition, where elliptical forms, reflection, and facade modulation shape a dynamic dialogue between architecture, arrival, and the city.​

Located at the intersection of Madinah and King Abdullah Roads, the site’s high visibility allows the project to stand as a clear urban landmark.​

Two main volumes house apartments and duplexes, creating a clear and legible residential composition.​

Elliptical forms replace conventional blocks, with reflective curtain walls that blend the buildings into their surroundings.​

The volumes gently pivot toward each other, framing a central drop-off and enhancing visual and spatial connections across the site.​

Recesses in the podium create an active retail boulevard, fostering a pedestrian-friendly ground level beneath the amenities.​

The facade shifts from solid mass to reflective glass, with vertical louvers tuned to sunlight for comfort without compromising design.​

Clear vertical circulation organizes public, residential, and service spaces, ensuring easy access and legible layouts throughout the towers.​

The penthouses crown each tower as flexible, adaptable homes, where sliding partitions and thoughtful layouts let residents balance openness, privacy, and daily living needs.​
